Acron is UKAS accredited to provide asbestos management, reinspection, refurbishment, and demolition surveys assisting our clients with their duty to manage asbestos in buildings.

An asbestos survey assesses whether materials in a domestic or commercial property, ship, oil platform, or groundwork site contain asbestos containing materials.

Any building constructed in the UK prior to 2000 may contain asbestos. Under the Control of Asbestos Regulations 2012, duty holders have a legal obligation to manage asbestos containing materials to ensure building users are not exposed to risk.

Our team of BOHS qualified consultants provides asbestos surveys in accordance with HSG264 across multiple sectors throughout the UK. We also partner with our clients to provide management plans, consultancy advice, maintenance budgets, and managed asbestos removal.

What type of Survey do I need?

The type of survey will vary during the lifespan of the premises and several may be needed overtime. There are four types of asbestos survey:

  • Asbestos Management Survey (previously Type 2 Survey)

This is a standard survey for non-domestic properties to locate, as far as reasonably practicable, the presence and extent of any suspect ACMs in the building which could be damaged or disturbed during normal occupancy.

  • Asbestos Reinspection Survey

The purpose of this survey is to monitor and reassess the condition of asbestos containing materials identified during an initial asbestos survey

  • Asbestos Pre-refurbishment Survey (previously Type 3 survey)

This survey is required when refurbishment or more extensive maintenance is planned. It is an intrusive survey and required access beyond surface level materials within the area where refurbishment works are planned.

  • Asbestos Pre-Demolition Survey

This survey is an intrusive survey identifying all asbestos containing materials within a building.

A management survey will be required during the normal occupation and use of the building to ensure continued management of the ACMs in situ. A refurbishment or demolition survey will be necessary when the building (or part of it) is to be upgraded, refurbished or demolished. 

It is probable that at larger premises a mixture of survey types will be appropriate, eg a boiler house due for demolition will require a refurbishment/demolition survey, while offices at the same site would have a management survey. In later years refurbishment surveys may be required in rooms or floors which are being upgraded.

A management survey is the standard survey. Its purpose is to locate, as far as reasonably practicable, the presence and extent of any suspect ACMs in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition. 

The purpose of this survey is to identify the presence and extent of any asbestos containing materials in the building and to assess their condition to determine whether these can be managed in situ or removed. The survey identifies asbestos containing materials which could be disturbed during normal occupancy or light general maintenance of the building allowing duty holders to take the necessary steps to manage or remove materials to ensure building users are not exposed to risk.  

Management surveys will often involve minor intrusive work and some disturbance. The extent of intrusion will vary between premises and depend on what is reasonably practicable for individual properties, ie it will depend on factors such as the type of building, the nature of construction, accessibility etc.  

Management surveys cover routine and simple maintenance work therefore this type of survey is not suitable where refurbishment or more extensive maintenance is planned.  A refurbishment survey will be required for all work which disturbs the fabric of the building in areas where the management survey has not been intrusive. The decision on the need for a refurbishment survey should be made by the duty holder in conjunction with asbestos service providers.  

Prior to the survey taking place, a member of our team will liaise with you to scope the project and on completion of the site works you will be issued with an asbestos management survey report which will detail asbestos containing materials identified, their location, and condition and assist you with next steps whether this is to remove or manage asbestos containing materials to remain legally compliant.  

An asbestos re-inspection survey (also referred to as an annual asbestos re-inspection survey) is designed to allow the duty holder to monitor and record the condition of any previously identified asbestos products within a building.

Like any building material, asbestos-containing materials are also subject to potential damage and degradation. As an asbestos product degrades it can be more likely to become a hazard to health, therefore should be inspected at regular intervals to ensure its condition has not deteriorated.

For this type of survey to be undertaken, an existing asbestos surveyor asbestos register should be in place.

Your asbestos re-inspection survey report will assess your current asbestos documentation and identify potential issues with the data or gaps., re-inspect your sites and update your asbestos records, identify any changes to your asbestos containing materials and review your current control measures, documentation and asbestos management plan.

Previously known as a type 3 asbestos survey, a pre-refurbishment asbestos survey (or asbestos refurbishment survey) is intrusive in nature and seeks to identify asbestos containing materials as far as reasonably practicable. This asbestos survey is required prior to any refurbishment works and will require access to all areas of the building to ensure a thorough survey is conducted.
